What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) provides an independent assessment of a property’s energy efficiency. The rating is shown on a scale from A to G, with A being the most efficient in terms of energy use, fuel costs, and carbon dioxide emissions.
By law, an Energy Performance Certificate or EPC is required whenever a building is constructed, sold or rented, unless a valid certificate is already in place. A residential EPC is sometimes referred to as an EPC certificate, Energy Efficiency certificate or Landlord certificate. The EPC certificate not only shows the current energy efficiency of the property but also provides recommendations for improvements to reduce energy costs and environmental impact. This information can then be used by potential future homeowners, tenants or new house buyers to determine how much it will cost to light and heat the property.

The Minimum Energy Efficiency Standards (MEES) requires all new tenancies and renewals of properties to secure an EPC rating of E or above. If the EPC assessment or rating falls below an E, the landlord must make energy efficiency improvements to the property or face prosecution and/or fines of up to £5000.

QUICK TIP: HOW DO I PREPARE MY PROPERTY TO GET A GOOD EPC RATING?

Before I request an EPC assessment for my house, what is the easiest way to ensure that it does get a minimum energy rating of 'E' ? This is a common question we get asked. There are many ways to improve the energy efficiency rating of your property.
For an average 3 bedroom house built before the 1950's, having a modern condensing boiler, double-glazed windows and adequate loft insulation all have a major impact on the EPC rating. Ensuring the house has LED bulbs throughout, having radiator TRVs and a room thermostat can also have a positive impact.

Most terraced properties in Bradford & Halifax were commonly built between pre-1900 to 1920 using Yorkshire sandstone while semi-detached houses (1930 onwards) were built using cavity walls. Solid brick walls are more often found in neighbouring cities like Leeds and uncommon in Bradford. The type of wall is usually determined by examining the features and measuring the thickness of the wall. Sandstone walls are normally 440mm+ thick whilst cavity walls can range from 320mm to 380mm thickness. A cavity wall does not necessarily guarantee that insulation is present within it.
