New regulations were bought in April 2018 called the Minimum Energy Efficiency Standards (MEES) which all landlords are legally obligated to meet. The Minimum Energy Efficiency Standards requires all new tenancies and renewals of properties to secure an EPC rating of E or above. If the EPC assessment or rating falls below an E, the landlord must make energy efficiency improvements to the property or face prosecution and/or fines of up to £5000. 2. Inspection of Property
The EPC survey will be carried out by a qualified Domestic Energy Assessor (DEA) who will physically inspect the property. It will take approx. 20-40 minutes to complete the inspection.
3. Generation of EPC Certificate
A direct government website link to the completed EPC certificate will be sent to you. Paper copies are also available upon request. Note: An Energy Performance Certificate will only be issued upon completion of payment.

QUICK TIP: HOW DO I PREPARE MY PROPERTY TO GET A GOOD EPC RATING?

Before I request an EPC assessment for my house, what is the easiest way to ensure that it does get a minimum energy rating of 'E' ? This is a common question we get asked. There are many ways to improve the energy efficiency rating of your property.
For an average 3 bedroom house built before the 1950's, having a modern condensing boiler, double-glazed windows and loft insulation all have a major impact on the EPC rating. Ensuring the house has LED bulbs throughout, having radiator TRVs and a room thermostat can also have a positive impact.

The advice above can differ for modern flats as the EPC software looks at the wall construction, type and age of the property and therefore treats it differently. Most terraced properties in Bradford & Halifax were commonly built between 1900 -1920 using sandstone while semi-detached houses (1930 onwards) were built using cavity walls. Solid brick is more often found in neighbouring cities like Leeds and is extremely uncommon in Bradford. The type of brick work is usually determined using the age and thickness of the wall.
